The house

Everything here is off the listing

“Ooh La La — Lakefront: ski/beach/pool/lake/hike/bike.” Entire condo, Midlake unit 301, Big Boulder, Lake Harmony PA. Penthouse. Three bedrooms, three beds, three full baths — every bedroom is a king with its own full bathroom, room-darkening blinds and a TV. Sleeps eight, so five is roomy.Listing

The layout

Foyer. Left to bedroom 1 — own bath and a balcony. Right to bedroom 2 — own bath. Straight ahead into the living room, dining area and kitchen, with a second balcony. Upstairs to bedroom 3, which has its own living room and a bath with an oversized jacuzzi tub.Listing

Getting in

Self check-in with a keypad, any time after 3:00 PM. Checkout 11:00 AM. Free parking right at the entry, plus a level-2 EV charger on site. Coordinates 41.0501, −75.5931.Listing

The one thing the house does not give you

Bring your own beach and bath towels

The host says it outright: “Please bring your own beach/bath towels.” Linens for the beds are provided; towels are not. Five people × two towels each.Listing

Check this in the first ten minutes

The grill is propane only

The BBQ on the balcony runs on propane and the host warns that if the tank is empty you have to drive it to a gas station to swap it. Look at the tank before you plan a cookout. Shell station is on Rt. 903.Listing

What the host already provides — don't pack these

The two surprises

  • Bikes. The host leaves bikes for guests — “we are the only one at Midlake who does” — including children's bikes. The adult bikes live in the parking lot.Listing
  • Beach Club passes, paid for. “No extra charges!” You pick them up at the club.Club

Everything else in the unit

Fresh linens · toilet paper · paper towels · free firewood · Keurig and a drip maker with coffee supplied · fully stocked kitchen · dishwasher · washer and dryer · A/C · wifi · a desk · Alexa / Bluetooth sound · hair dryer · iron · extra pillows and blankets · first aid kit.Listing

House rules

  1. No pets.
  2. No fireworks.
  3. No smoking inside the unit.
  4. No loud noise after 10 PM.
  5. Replace the firewood if you use it. The sheds are in the parking lot and the key hangs on the mirror in the hall by the living room. Open the flue by moving the handle to the right.
  6. The grill is propane only.
  7. Summer pool rules: don't jump the pool fence, no swimming unless an attendant is there, no glass. Nothing hanging over the balcony rail.

Airbnb's structured fields also list “no parties or events,” and a “smoking is allowed” flag that refers to outdoors — the host's own written rule is no smoking inside.Listing

How this behaves with no signal

Coverage genuinely drops in the Lehigh gorge and out at Boulder Field. The last good forecast is saved on your phone, so this page still shows something useful offline — it just labels how old it is. Add the app to your home screen and it works without a connection at all.

Built around Mom

The reason we're going

One good thing a day, in the morning, with somewhere to sit. That's the whole strategy. Everything below is either a seat with a view or something that happens within arm's reach of one.

Ask the host before anything else

Is there an elevator to 301, or stairs?

It's a penthouse unit and the listing never says how you get to the front door. Inside the unit her bedroom and bath are on the entry level, so the only question is the approach. Ask this first — the answer changes how the days get built. If it's stairs, ask about a ground-floor unit or plan on one trip up per day.

Places she can sit and still be in it

The balconies

Two of them, both with the lake view — one off the living room, one off bedroom 1. This is the default spot: coffee in the morning, the grill going, everybody drifting through. Zero walking.Listing

The Beach Club tiki bar

Table service, a restaurant, shade, the beach and the water right there. Five-minute drive rather than the ten-minute walk. She sits, everybody else swims and comes back.Club

Boulder Field

Sixteen acres of glacial boulders, flat as a parking lot, and you can drive right to the edge and look at it from the car or a folding chair. Nobody has to walk onto the rocks for it to be worth the trip. ~15 min.Poconos

The Jim Thorpe scenic train

Seated the entire time, leaves from the depot in town, runs along the Lehigh river. The one outing that's an hour of scenery and no effort. Pair it with lunch in town.Jim Thorpe

The shape of a good day

  • Mornings, not afternoons. It's cooler, the lake is flat, the town is empty, and the August thunderstorms show up after lunch.
  • One outing, not three. If the day has a plan, that's the plan. The rest of it is the balcony.
  • She never has to say no. Anything strenuous is scheduled as a splinter group — Max and whoever wants to go — so declining isn't declining anything.
  • Somewhere to sit, always. A folding camp chair lives in the trunk. It solves most of the day.

Come home with more than photos of the lake

  • Bring a real camera. Phones get used for logistics and the pictures never get printed. A camera on the dining table gets picked up.
  • One group photo a day, same balcony rail, all five, before dinner. Three days, three photos, no negotiation.
  • Record her telling one story. Voice memo on the table while the grill's going, and ask about something specific — the first house, her mother's kitchen, how she met Dad. Ten minutes. You will not regret having it.
  • Let Max ask the questions. A sixteen-year-old asking his grandmother about her life gets answers nobody else gets.

The practical file

Medications

Everything in its original bottle, plus a typed list of what she takes and when, in your wallet — not just hers. The nearest full pharmacy is a drive, so nothing gets refilled on a whim up here.

Emergency room

St. Luke's Carbon Campus ER, Lehighton — about 25 minutes. Open 24/7.St. Luke's

Urgent care, for the smaller thing

St. Luke's Care Now, Lehighton — walk-in. Use this instead of the ER for anything that isn't an emergency.Care Now

Ask the host about the bathroom

Her bathroom is a tub/shower combo. Ask whether there's a shower chair or grab bars — if not, a folding shower stool is worth throwing in the car. Same question for a bath mat with real grip.Listing

The lake & the kayak

Read the callout before you load the car

One phone call, before the kayak goes on the roof

Call the Boulder Lake Club: (570) 722-0133

Big Boulder Lake is private. There is no public ramp. Access runs through the Boulder Lake Club, and nothing published anywhere says whether a guest may launch a personally owned kayak there — or whether there's a rack, a sticker or a fee for it. Ask before you haul one two hours. Renting at the club may just be easier.Club

Boulder Lake Club

127 Lake Harmony Rd — a 7–10 minute walk from the unit, or a 5 minute drive. The host pays for your passes; you pick them up at the club.Club

  • Boats there: canoes, kayaks, pedal boats, rowboats, electric motorboats, paddleboards, Corcl boats, pontoons. Kayaks and pontoons are rentable.
  • No gas motors on the lake at all.
  • Fishing from boats only — not from the beach, the shoreline or the docks.
  • Also there: the pool, hot tub, beach, the only lake-swimming access, tiki bar and restaurant, tennis, volleyball, playground.

Hours

Memorial Day → Labor Day. Weekdays in July–August, 10 AM to 7 PM. Sundays 10 AM to 5 PM.

Sources disagree on the weekday close — 6 PM in one place, 7 PM in another. Confirm on the same call. Also ask which pool is open and whether an attendant is on duty, because the house rules say no swimming without one.Club

The permit rule, if you bring your own boat

An unpowered kayak launched at a PA Fish & Boat Commission access or a DCNR state park or forest must display either a boat registration or a launch permit. The permit is $10 for one year or $18 for two, bought online. Not needed on the private lake; needed at Mauch Chunk, Beltzville and Tobyhanna.PA F&B

Fishing

Bass, perch, pickerel, crappie, catfish. First light and the last hour before dark are the windows. Anyone 16 and over needs a PA fishing license — that's Max, and it's easier to buy online before you leave than to figure it out up there.HuntFish PA At the club, remember: from a boat only.Club

Arts & crafts

Also the rain plan

Two reasons this section exists: it's the best thing to do when the sky opens up, and it's the one activity where Mom is a participant rather than a spectator. Sitting at a table making something with her grandson is a better hour than any drive.

At the house, with what's already in the car

  • The story recording. Phone on the table, a real question, ten minutes. The single highest-value thing on this whole page.
  • Lake rock painting. Collect flat stones on the beach walk in the morning, paint them on the balcony in the afternoon, leave one on the mantel for the next guests. Costs a $6 paint set.
  • The trip postcard. Index cards and pens. Everyone writes one thing from the day; read them out on the last night.
  • Pressed leaves and a Hickory Run sketch. Bring back something from the falls walk and put it on paper.
  • Cards and a board game. The fireplace works and the firewood is free — just replace what you burn, per house rule 5.Listing
  • Farmers markets and flea markets run all summer nearby if the rain lifts and you want to be outside but not exert yourself.Markets

  • Splinter group: rafting or the Lehigh Gorge trail
  • If the sky opens: H2Ooohh! or bowling, five minutes from the door

Breakfast, then load

  • Terra Cottage for the best breakfast around, or Piggy's
  • Strip the beds, replace any firewood you burned, run the dishwasher
  • Last walk to the water before the car
  • Read the index cards out loud in the driveway
